2.12  LEASE OF DWELLING UNIT:  No Owner may lease his Dwelling Unit without the prior written consent of the Board. Any Owner who desires to lease his Dwelling Unit shall have thirty (30) days prior written notice to the Homeowners Association of his intent to lease his Dwelling Unit, giving the Homeowners Association the right to approve or disapprove the lease. If during the thirty (30) day period, the Homeowners Association approves or disapproves the lease, the Owner shall be bound by the Homeowners Association action. If no action is taken within the thirty (30) day period, the Owner may consider the lease approved. Provided that any such lease shall be upon such terms and conditions as the Owner may deem advisable, except that any such lease shall be in writing and shall provide that the lease shall be subject to the terms of this Master Deed and that any failure of the lessee to comply with the terms of this Master Deed shall be a default under the lease.
